Set against the backdrop of Silvan’s rolling hills, this 450m² residence is an elevated example of modern farmhouse design, where form and function are seamlessly blended. 

Brought to life through a full-service collaboration between Cobalt and New Edge Building Design, the project was managed seamlessly from initial concept through to permits and construction. The build itself was completed in just 10 months, resulting in a high-performance, modern farmhouse that’s perfectly suited in the Yarra Ranges.

Thoughtful Design Meets Practical Living

The floor plan of this house is purposely broken into two wings for adult and children retreats with a central open spaced living area. A raked ceiling in the main living area brings a sense of scale without unnecessary volume. The living room featuring 3-sided glass, a Paul Agnew Designs fireplace sets the scene for relaxation and family connection. Soft white natural stone and warm timber tones contribute to the comfort and warmth of this living space.

Soft whites, natural stone, and warm timber tones create a serene environment, while In the kitchen custom joinery, large island bench, integrated appliances and an arched bar create the perfect space for family dinners and entertaining.  The living space and the soft curves of the bathroom finishes contribute to the home’s timeless appeal.

A zero-threshold opening effortlessly links the indoor living area to a covered alfresco, providing a smooth transition between inside and out. With electronic blinds offering year-round comfort, the alfresco area becomes an extension of the living space.

This home is designed to meet the specific demands of the Yarra Ranges, combining structural integrity with bushfire safety. With a 7-Star energy rating, BAL-29 compliance, N3 wind rating, and high-performance cladding and insulation, it delivers dependable year-round performance. 

A 160,000-litre rainwater tank supports on-site water storage, offering added security in dry conditions. Every element has been selected for strength, durability, and compliance with local building requirements, nothing more, nothing less.

As this home shows, BAL-29 compliance doesn’t mean compromising on design or style. With carefully chosen fire-resistant materials and robust construction methods, it achieves both bushfire safety and architectural elegance. 

From BAL-rated Australian hardwoods like Ironbark for the barn door to Spotted Gum for the house, every selection was made with both aesthetics and practicality in mind. James Hardie Oblique Cladding and Selkirk Vintage Tumbled Red Bricks, further contribute to a cohesive design that stands up to local conditions while delivering visual impact.
