Are you dreaming of being in your custom built home by Christmas?

The holiday season is a time for celebrating and making memories with loved ones, and what better place to create unforgettable moments than in your custom built home in the Yarra Valley?

This can be your reality if you plan well and hire a builder that will work with you to achieve this. We know that designing dream homes is a special and exciting time, and at Cobalt Constructions we like to get things moving promptly, as the whole process can sometimes take years.

Our process is outlined here, but we break things down further below. With your site seen and measured, finance approved, and the contract with us signed, here is what happens next.

Designing Your Dream Home (12-18 Months Before Christmas)

Cobalt Constructions can custom build homes in a variety of styles, so we can help you to create a home that is truly unique to you.

Is your vision for a large open-plan living area, or prefer a more private and segmented arrangement? Does your style lean more into the traditional look and feel, something more contemporary or a clever mix of both?

Consider your lifestyle and needs when making decisions about the size and layout of your home. How much space do you need for the actual home, and how do you want to use the available land space? Have you thought about home automation technology? Do you want to incorporate as many sustainability features and materials as possible?

You’ll need to have firm ideas about these things before the preliminary consultation.

Preliminary Consultation

We spend some time getting to know you and your housing needs at the preliminary consultation, where you’re strongly encouraged to bring any sketches, mood boards, must-haves and wish lists to this meeting.

Our team will present you with various attractive yet cost-effective design possibilities, lighting, low maintenance and energy-efficient features, and can also offer interior design recommendations.

We look at how a well-designed, eco-centred space can enhance your lifestyle. Every good idea requires further exploration, and the devil is in the details, so we’ll spend as long as it takes in this development phase to get everything right.

After completing this, we’ll assign you to one of our skilled architects to begin designing your home.

Optimal Material Selection and Elevated Finishing Touches

The finishing touches can either overwhelm or enhance the building’s architectural style, depending on how you use them.

With your personal style and lifestyle in mind, you will be thinking about your aesthetic alongside the intended use of the space and considering any materials you choose for their durability, maintenance, and comfort.

Which one speaks to you?

  • Modern spaces gleaning sophistication through materials like glass, metal, and polished concrete complemented by charcoal and other such muted tones in matte finishes.
  • For the timeless and traditional folks, high-gloss varnished woods, natural stone, and textiles like silk and velvet paired with gold, silver, rose gold and brass finishes to lend polished elegance.
  • Farmhouse feels are created using reclaimed wood, doors and window frames, stained and frosted glass, shiplap and other cladding. Inside is met with white to neutrals in textiles like linen and cotton, and things like distressed and aged patina create a rustic, homely atmosphere.

Upon receiving your deposit, our team will swiftly initiate the process of curating trade orders for the materials required to bring your visionary new home to life.

The construction process for a new home typically takes 6-12 months. However, the exact timeline will vary depending on the size and complexity of the home, material and labour availability and weather conditions.

We’ll be keeping you updated as each stage progresses.

You will watch it grow from the ground up from:

  • Site preparation: Clearing the land, levelling the ground, and installing necessary services such as water and electricity, followed by laying the foundation to support the structure.
  • Framing: Putting up the home’s skeleton to support the walls, roof, and floors. The roof goes on before siding, windows, doors, and other exterior features.

Once we’re at lock up, things get even more exciting as the inside starts taking shape with drywall, flooring, cabinets, and lighting.

When the home is complete, it’s time to chill the champagne, as the next step is the building inspection to ensure that it meets all safety and building codes. Once it’s passed, you can move in and start enjoying your new home!
